What are the turnaround times?
From receipt of the zoning inquiry, customers will receive a response within 24 to 48 hours. Timelines are dependent on service type. Customers will be provided the complete turnaround time within the initial response.
What Cities/Counties areas are covered?
Services are provided in the tri-county area of Florida. These include sites within Broward, Miami-Dade, and Palm Beach counites.
Can you guarantee approvals?
Planners with expertise in the field of planning and zoning who have worked for municipalities will provide customers with recommendations based on zoning research and available information. Zoning Simplified cannot guarantee approvals but can prepare strong applications for approval. Ultimately, the governing body will grant approval or denial.
Are the zoning letters a legal letter?
No. The zoning letters are zoning and land use information obtained from the cities/counties. Likewise, zoning letters issued by the cities/counties are not legal letters. They are costly and only provide general information. Zoning Simplified provide accurate zoning and land use information specific to the customer's request and make recommendations.
Why not contact the cities/counties directly for zoning and land use information?
The answer is simple. You skip the runaround, long holds, multiple transfers between departments, and unsatisfaction. City and county planners have a fiduciary relationship to their municipalities. Zoning Simplified would have a fiduciary relationship to you. Cities/counties provide general information; we provide specific information and assist with next steps. We work with you from the beginning to the end. We do all the work: research, application submittals, draft criteria reports, presentations, etc. No confusion, just solutions.
